Is it always possible to demolish an old house which is not listed ?

    I have a bet with a friend about a two-storey detatched house for sale in a rural area.( midlands close to the Shannon ). Its about a hundred years old and in poor condition...it needs a new roof and complete renovation etc. However, it would probably be cheaper / easier to knock it and build a proper house. Its not listed. The question is - would it be possible to get planning permission to knock it and rebuild - or would there be a chance that would not be allowed. I thought you could apply for permission to knock it and rebuild and if the new design was acceptable there would be no problem. My friend disagrees + says the new purchaser would have problems getting permission to rebuild, even though its not listed. Anyone with any experience of this ?

    First of all you will need planning permission to demolish a habitable house, and obviously you will need planning permission for a new house.

    If it's in a stronger rural area you will need to prove a housing need before you will get planning permission for a new house, whereas you can extend and renovate an existing house without the need to prove a housing need. Maybe that's where your friend is coming from.

    The general approach from planners in my experience is that they would rather retain and refurbish than demolish in most circumstances. For every application to demolish such a ruin, (even though its not listed) there are more than likely going to be objections from the more historically minded people in the area... however, applications should be taken on there individual merits and if it were me applying, id approach it pre-empting the issues such as historic info/ archaeology, energy/ environmental benefits/proposal and possibly the cost factor - at least in the pre-planning discussions anyway..

    guy I think you are going into too much detail. The OP has a bet with a friend, and its rather simple to answer his question.

    No. It's not always possible. Simple as that.
    There is a chance that it wouldn't be allow. How big a chance depends on the situation.
    But its not always allowed.
