How Much in saving would you need before you start to build your house ?

    As above really .....ive my own site and am saving up to build my own home, how much do ye reckon I would need in savings before I should get a house Drawn up etc. ?


    I will doing the house in stages over 3 / 4 years maybe

    yeah probably :D but just want to get a rough idea from other people's experiances :) just a rough ball park figure for a 4 bedroom bungalow would be nice

    enough to get you above ground , once you have foundations and services connected it gets alot easier ....beware of builders most are cowboys

    edit: yellow card for such a blatant sweeping statement which is obviously not correct.

    Budget in, Development levys, possible fill or rubble needed if sitelevels are not correct, this is before you even start foundations.

    The toughest part of any build is starting. My advice is ask around and get a reccommend builder (there are plenty about these days) to price for bringing the house up to finish floor level first, this will be a good guide as there are alway hidded costs at the start stage of a build and you want this done right too, after that things get a bit more straight foward in relation to carry out the project. Regarding getting plans etc allow two grand min for a draughtman and more if you want an Architect (depend on where your from Obviously) and development levy's, water connection fees etc are easy to fing out from you local council - just phone them!!.     I think the lad is looking for a figure and nobody seems willing to commit. Having built myself, I'd say 20k to 30k. I know I'd paid near 15k in architect's fees, county counil fee (8k in Cavan when I built) and solicitors fees for having site changed into my name before work even started.
