How much to finish this house?

    Hi, would anyone have a rough idea how much it would cost to finish this house http://www.daft.ie/searchsale.daft?id=556458 i just came across it so not sure what kind of work has been done,i would want it finished to a good standard including kitchen and bathrooms.Just wondering would anyone have a rough estimate?

    what does good standard mean to you?

    condition of structure
    Building regulation check
    insulation & air-tightness
    heating system
    wiring
    plumbing,
    sewage, indoor plumbing? piping
    water esb gas
    windows
    thermal bridging and BER
    flooring,
    plastering
    painting
    tiling
    fitting fixtures
    etc, etc ,etc

    If you read around the forum you'll see several posts talking about the certificates and paperwork you should have if you purchase such a building.

    I would recommend you seek professional advice from an architect, engineer, building surveyor, and solicitor.

    then get a QS to do a costing:D unless your in the trades IMHO be careful.

    I will put it this way the house is 90k and i have a mortgage in place of 150k so would 60k go far.

    I'll put it this way, from a picture and an auctioneers statement confused:)

    I've already put it another way: go and get an architect, building surveyor or QS to answer your question.

    30k for a basic finished. 45K for a good finish. 60k for a top class finish.

    that house looks like it needs a hell of a lot more than just a finishing schedule !!!!!!!!!!!!!!!!!!!

    these purcahses are very dangerous so make sure you go into this with your eyes fully open!!!

    theres no point pumping 60K into finishing that house if its discovered ina few years that the roof has wet rot and it needs to be replaced!!!

    you need professional help in deciding what work needs to be done to it... and from that advice, decide whether you should go ahead with the purchase or not.

    on first glance id hardly call 90k 'good value' for that. The current owners didnt even make an effort to weatherproof the internal... and judging by the growth around the house it looks like its been that way for possibly 2 years... !!!! i woulnt like to imagine what damage frost and fog have done to the concrete and the timbers!

    You will have problems drawing down the mortgage when there is so much work to do.

    OP,a few prices you might not even think of,the house looks like its down a boreen/laneway.Imagine the price to get it hooked up to ESB.A few grand straight away.Ballpark 5 - 10k

    Groundworks and septic tank would be a few grand.Ballpark 5 - 10K

    You have to give the Council a few k to maintain the road.Ballpark 3k

    Dig a well.Ballpark 3k

    Here you could be down 20 - 30k straight away without even starting on the house.

    Looking at it and given the lack of information provided then I assume the only work done is the work you can see!

    Windows, doors, plumbing, wiring, carpentry, groundworks, fitting out, connections.

    60-120,000

    Windows and Doors internal and external could easily come to 20,000 alone unless you opt for the cheapest!

    They dont want a builders finish. They want a full finish including kitchen, bathrooms etc. 60-100,000 easy. Its a bigger house than it looks.

    While it doesnt say what has to be done I can only assume everything does as other wise it wouldnt be selling for 90,000. Assuming you could finish it for 60,000 (for a top class finish??? lol) ....total cost for the house including cost of land (2 acre site btw!)= 150,000.

    Not a chance.

    why not save the hassle theres some great houses to be had for 150000 around birr and banagher without the hassle

    i no there slightly over priced but i bought my house a year and a half ago for 175000 and they were looking for 210000
    theres bargains to be had without any of the hassle of getting people to finish work etc
