3 bed semi two storey extension

    Is it possible/difficult to get a two storey extension on a 3 bed semi to the rear? Is it expensive? No house at rear, garden about 90 ft long.
    All hypothetical questions but any replies appreciated.

    the problem can be getting the distance from the side boundaries for the upper-storey part of the extension but you need to give more details or even a photo. what's the width of the
    1. house
    2. site
    3. and have your neighbours done anything similar
    to answer your question yes its possible,
    the difficulties will depend on what your answers are to the above
    budget a 100€ a sqft maybe cheaper, but the issue with extensions is often access and unforeseen works associated with the existing house and garden and sewerage etc..

    I would recommend you get an arch or arch tech to come and visit you to as every situation has it specific issues/requirements

    House is about 50 ft wide (estimate), garden a bit wider as has gate at side, neighbour's house has a single story rear extension.

    major issues tend to be shadow from this proposed extension onto neighbouring rear gardens. this depends on the orientation. For example a rear two storey facing east or west will have significant impact on one of its adjoining neighbours... whereas an extension facing north will have minimal impact on its neighbours.
    You can engage someone to do a sunlight and shadow analysis as part o a planning application.

    To answer your question, yes its possible, it happens all the time, but it must be properly designed to take all factors into account.

    circa 15m wide: I'd say there's plenty of scope there to look at a two storey, your next step is to get some out to look at the site specifics.
