Garage Extension

    Hi guys,

    I want to build a 23-25 m2 extension to the side of an existing 2 storey semi-d.
    I want to go with the standard 100mm cavity insulated and a tiled roof.
    I want to have a separate utility included.
    External window and skylight, insulated garage door, PVC back door.
    Plastered externally.
    Utility plastered.
    Plumbed (washing machine and sink) and wired (approx 8-10 sockets, external lights f&r, internal lights in the main area and utility)

    I've attached an amateurish SketchUp file showing the proposed entension.

    Can anyone give me ideas about the possible regulatory hiccups I will face?
    Does the fact that the structure is attached mean I need PP?
    Does the fact that there will be a utility room mean I need PP ?

    What am I looking at price-wise for something like thi in the current climate in the Donegal area ? Is it realistic to expect to get this for 10k or so?

    What are my next steps wrt getting this moving? Architect ? Arch tech ? Engineer ? Plain old builder ?

    What do I need to be aware of with this, bearing in mind that I may be selling the house in a few years?

    All pointers welcome.

    the current B'regs suggest you will need to consider the construction more carefully than you have specified

    that you design, get planning and build it to building regulations and as low energy as your budget will stretch

    +1 to all what was said by BryanF.

    @ Pique, yes permission needed. You will need a professional at this stage to discuss your proposal, prepare and submit a planning application and provide a set of drawings and spec for seeking tenders.

    Price for construction would probably be well in excess of 10k if getting a contractor but wont be an awful lot cheaper either by direct labour unless you can do some of the work yourself.
