Outline planning permission? House plans?

    Do I need any sort of house plans to apply for outline planning permission?

    I have had a site assessment completed and passed for septic tank or biocycle.

    Thats what I was thinking. It was the site assessor that put the doubt in my mind.

    Basically all I need is the maps showing the site outline and to say i want " a two storey 3 double bedroom house with septic tank" or similar?

    no you dont need to prescribe a house type. actually, i dont think you can in an outline application.

    outline permission is basically the council giving permission 'in principle' for a dwelling on that site.

    if the council have concerns about the levels of the site, they make include a condition restricting the ridge to a certain height.. or they may say somthing like 'single storey only' to be built.

    if you WANT a two storey house on the site, they i would suggest you get an architect / technician to act as your agent and to get them to include one of their old generic two storey plans, and apply for full permission. In this way you will know if:
    (a) you can get planning on the site
    (b) if the council will accept a two storey house.

    if both are successful, the you can, in the future, apply to change the design to what you would prefer.

    Can somebody list for me what is required when apply for Outline Planning Permission? As mentioned above, plans are not required but there is a mention of site plans. Where can I get a hold of a site plan? Is it simply going to google maps and then outlining your site on that print off?

    Just had outline planning approved in the last two weeks,my architect had a detailed drawing of the proposed house i wish to build and a site layout drawing with the site marked on it,this can be printed from the internet he also had a copy of my percolation results.Hope this helps.

    Outline does not need detailed drawings of house type. As mentioned usually your preferred type may be stated i.e. single storey/dormer etc. Site test by recognised assessor, site maps which are not google earth image. They must be OSI maps, form, planning fee, newspaper notice and site notice. As stated if you don't know what to do get a local AT/Arch on the job. Cheaper and quicker in the long run imo.

    I already have the site but at the moment is covered in trees and bushes. As far as I know, I do not require permission to clear this, is that correct? Only if there is a pre-existing structure present, then I would have to seek planning permission?

    No planning is required to clear the site also no newspaper fees or site fee's are required for outline planning.

    Hi guys, as per the below commments, there is some contradiction happening here regarding fees for outline planning. Can somebody please clarify or state a list of items required for outline planning? Maybe someone that has been through the process recently? In my position as stated above, I already have possession of a site but I am 3-5 years from beginning the building process. I am looking at outline permission so that at least be confident that planning approval will be possible. Thanks for your help

    Purecuntish is being purecuntish..... there are fees associated with outline planning.
    You do have to put the notice in the newspaper, which costs money.
    The planning fee is, I think, 48.50. It's a while since I've done an outline application. It's three quarters of 65.

    if your in doubt about something like this just go call your relevant planning authority and they will tell you what you need to know in 5 minutes

    The list of items I noted ARE WHAT IS REQUIRED. Like Sydthebeat it's been a while:( but in my time I did many of them...

    Beware though, you say you are 3-5 years from building. Outline only lasts for 3 years. FPP lasts for 5. If your CDP is up for renewal in that time it may be a wasted exercise as specs may/usually do.
