A new Porch

    Hi Guys, people,

    I am looking at getting a porch for my house to help keep the cold out!

    I was disappointed at my quote.
    I already have a roof + one side wall.

    The dimensions are roughly 93 inchs wide 89 inches high and 26 inches dept.

    For them to build a step and install a basic porch with two glass panels 2500!!!

    Is this crazy!!
    I was thinking around 1200 euro!

    Any advise at all please?

    Get at least get 3 quotes before starting any work

    Also remember that you can try and bargain with them. They say 2.5k you offer 1k....

    Thanks guys, no I didn't get any other quotes. I will get at least 2-3 more quotes this week and see:)

    And yes ultimately I will try and bargain then down!

    I just was expecting a much cheaper price.

    whats the specification of what you are doing?

    are you just creating a draught lobby, or are you including it in the house habitable area

    ie are you rising the floor level? are you installing DPM and insulation?
    are you insulating the ceiling? are you replacing the existing ceiling?
    are you extending the heating system out into it?
    does the path have to be extended?

    Hi, those are all good points.
    The answer is basically:

    It is recommended we install a step to raise the ground level.
    That was quoted at 200 euro of the 2500.

    The other 2300 is simply for the front sliding doors ,the extra glass panels required and the fitting.

    There is no insulation, DPM or replastering included.

    so in simple terms you are just 'closing in' the porch to create a lobby. you are still retaining your existing front door as the secondary door.

    the quote does seem high.... and i assume the sliding doors and glass panels are going to be uPVC double glazed...???

    before u get locked in with sliding doors, is the existing front door in the middle of the 93?

    If so with a depth of 26 before framing etc u may find it tough to move furniture etc through the combined openings.

    While not a requirement consider also the need for wheelchair access.

    I spec hinged doors in these situations.

    Also consider the locks from a fire exit perspective, I spec a knurled inner mechanism

    Looking for advice and possible solutions.

    The last few years or more every winter and particularly this time of year our house always seems to get a very bad draft through the front door leaving the hall and landing get very cold through the night. We have a heavy curtain up and pulled across but this only helps so much. There are obvious signs of any holes or gaps around the door but once you put hand up and around you can feel the draft coming through. The door is a PVC door.

    The only solution i can think of is getting a Porch built up and around the front door. Really looking for advice on who would i would go to and who would be best to get in to fit and supply, if anyone can recommened someone that would be great. Also what kinda of cost would be involved in getting a porch built? I was thinking myself around €2,500 but not sure exactly. I don't want some cowboy coming along either and building some piece of crap. I not only want this done right but i also want to go well and look nice.

    You'll need a foundation, blocks, wood, roof tiles, felt, new front door, plastered inside and out, paint, fasiha, soffit, guttering and labour. Not sure what that would come to €?

    I am pretty much in the same boat as the last two lads. I want to extend the hallway out to the existing porch. This is what I will need roughly. Concrete base bring porch level up to hall level. new pvc door. full insulation on walls and ceiling and a conrete step out the front. I reckon the door alone supplied and fitted will be around 1200. what price should i expect to pay for the rest of the work.
