how to sell my house without using an estate agent

    I want to try and sell my house, because I would like to avoid paying any unesseccary charges and extra's which I don't have too if I can avoid it, but obviously I want to make sure that I am safeguarded. Any ideas please and offcourse I appreciate that there may me some payouts which are totally essential, which is fine but I thought I would look into it. I am nervous of this whole transaction but if I could provide some savings for myself then that would be great. Thank you!

    As a minimum you will need a solicitor to handle the sale so get that sorted first because as soon as you agree a price with the buyer you have to get his solicitor talking to your solicitor.

    You can advertise the house in www.myhome.ie and put up a 'For Sale' sign in the garden, then just sit back and wait for the buyers to roll up!

    However you need to be aware that auctioneers are desperate for business these days so you can negotiate the fee and they do provide a useful service. Bear in mind that your local auctioneer could be sitting on a list of people who want to buy in your area.

    They also provide useful advice about how to present your home and they conduct the viewings i.e. you get lost and let them show the potential buyers around the house. Most people are poor salespeople and in the case of a house, I'd leave it to the professionals.

    I actually disagree with the above, considering the estate agent will want as much of a fee as possible they'll price it unrealistically high as they are doing with 90% of the stock on their books...They'll chase the market downwards over months/years, they couldn't care less

    Secondly from our experience with them I wouldn't call them professionals, they are looking after their own interests, they cant take photos to save their lives, they wont meet with potential buyers if it doesn't suit, usual same old bull**** one liners out of them.

    Avoid at all costs, stick the house up on daft and get onto a solicitor

    If you wanted a quick sale stick it in an Allsop auction (even some of the auctions the estate agents are trying to arrange are absolutely comical)

    Just look at daft

    Amazing brilliant top class house is every second place. If u go through pictures you will se lots of candles, desks, decoration items,beds but no pictures of whole room or area. Most agents dont bother to take measures of house and to make a draw of rooms layout.

    I bought a house over year ago. Agent who was selling house didnt know single answer for my questions like when boiler was serviced, how old exactly is house whats the cables layout, who replaced recently front windows etc etc. same with other companies when i was looking at another places
    And i repeat again selling agents know only that house is brilliant and warm and beautiful.

    One day ill be selling my house but ill keep away from agents .


    One more thing one of my previous lanlords put his house on the market, 2 potential buyers arrived fot a scheduled meeting but agent didnt show up... I had to show them place...

    Thank you Low Energy Eng - Admitidly, I am very nervous about it all, because although I own the house, I never had to do any of the arrangements or have any meetings with anyone for appointments when it came to the transaction of this house as a family member did it all and so I am clueless, so yes I am nervous although frugal and relatively smart, so I'm hoping I could manage the sale. Thank you, I appreciate you taking the time to post.
