Comment on House Plans

    Would people mind commenting on the attached house plans. Planning permission is granted but no building started so cannot change the exterior but would like some ideas on how to improve the interior layout. It is a few years old and my ideas and requirements have changed slightly in the meantime.
    I will probably make the utility room bigger to incorporate the back door and possibly L-shape it into the downstairs bedroom to house HRV and other utilities.
    I would like to incorporate a laundry room but not sure where.
    I would like an unusual feature like a curved wall or something to liven up the design a little. Any ideas that you might have seen that you liked?

    only a quick look but: swap utility with WC to allow the bed to have en-suite in future.. also theres alot of hall space..check turns on stairs against regs.. if your not overlooked consider enlarging windows on the south side.. and maybe there's a way to swap office & bed with master, moving master to bed/main wc and main wc to the north above current utility... its all about usable space on the south side.. also maybe its worth moving the pantry in to the middle and having that utility at west, with a door out.

    I'd agree with BryanF, here. Actually I'd try to extend the Utility to bring it in line with the stairs, then split in 2 to form the space for an ensuite for the bedroom, and enable the back door to enter into utility space not hall space which is great for boots, clothes etc,

    You can also decrease the downstairs WC to just a cloakroom,and extend the pantry - though overall I'm not a pantry fan and would suggest that you give the space back to the kitchen.

    I'd definitely have a good look and rethink about that whole corner and the suite of small rooms and the huge hall dead space in the area

    agreed about the size of the hall. That whole space between the stairs and the wc is completely wasted. There is no need to be able to walk from the back door to the front door through a hall. all this space can be given back to a larger utility and use that utility as your read door lobby. i would agree with swapping the utility and the wc to create a shower room off the bedroom, if its ever required in the future (who knows what may happen!!)

    i personally would bring the hot water cylinder down to the utility room, you'll need some kind of mech and elec area here for the 300 litre cylinder, heating manifold etc. the utility is the most suited space. You can still retain a small airing cupboard on ff with a small rad in it.

    otherwise theres nothing obvious that jumps out. the rooms are adequately sized and orientated. It would be an idea to locate the bed in the master bedroom against the south wall and perhaps change the type of window in that room on the south wall to a more vertical emphasis and to one side of the bed (but that would be just me being picky)
