Corner site develpment advice

    Hi guys. If you own a corner site that has space to accommodate a house and all other houses in development have gotten permission for same. What is the process? i.e do you approach local authority first, then if you get positive feedback, employ architect to draw up plans, then apply for PP? I know there is a 5 week notice period, but how much longer could I expect before a decision is made, or is the decision usually made by the local authority before the 5 weeks is up?

    Talk to the planner for the area.

    Decisions are made 8 weeks after application, unless there is an issue

    Have a read of the county development plan. Some of them have specific sections dealing with building on corner sites etc, which should give you an idea of the type of restrictions they look for.

    Also find loads of other corner site houses that were granted permission, and read through their planning application and council planning decision documents. They will usually detail the criteria against which the application was judged. It's usually fairly black and white.

    All available online I would say.

    You will probably employ an architect to draw the plans - discussing pp with him/her will likely give you an understanding of what is allowed/frowned on in that area.
    In addition to the development plan, the general public will have a right to object to the development if they dont like it.
    The planning authority will also take account of any draft development plan in existence or orders from the Ministry since publication of the current plan (regarding development).
