    Hi,
    I have been renting an apartment for the last 2 years off my landlord. I am sub letting to two others. One of them is a disaster, the final incident occurred last night and I've had enough.

    I told him it wasn't working and he has 28 days to find a place. Legally what's the story here? I probably can't do that. I don't particularly want him to move out straight away as I need time to find a new flatmate. He has paid til end of month. He's more than welcome to stay the 28 days.

    He didnt sign any lease, I'm there 18 months, he is there 3 months.

    (I will elaborate on the final straw if anyone requires further info.!)

    I researched this in the past.

    You are a "tenant". You are covered by Ireland's tenant's right's laws.

    He is a "licencee". He is not covered by Ireland's tenant's right's laws.

    You just have to give him "reasonable notice".

    I think 28 days is reasonable.
