planning for passive house

    Would a county council (sdcc) be more inclined to give planning permission if you were going to build a passive house on a plot of land, if you know planning permission has been turned down in the past for "regular houses". Or would it depend more if you were from the area or not. Thanks.

    planners work from the local development plan, in your case sdcc. why not download it a check if you comply with its requirements. have you consulted a planner or arch as there may be more to it than is written in the refusal to grant.
    interesting op as its not the usual reason for wanting to build passive:)

    well to be honest i want to build a passive house because its a start to off grid living which i think (and hope) is achievable.:)
    Just found out planning permission has never been sought on this particular plot of land, so not sure wether to build to near passive standards which might be cheaper, or go the better (more expensive) route and go to full passive.

    Living off grid is a bit different to a passive house!!, The planners will struggle with the off grid idea, like water supply, you will have to show you have drinkable water, a well or group water scheme, you will have to have a septic tank and percolation area or treatment, even if you are going with composting toilets which don't require one you will have to get planning for one or else you'll only really confuse the poor planners!! If you are using microgeneration you will need either a grid connect or some form of expensive storage batteries. Check you co developent plan and rural housing guides if there is one!!
