Aunt giving me a three acre field

My aunt gave me a site ( 1.1 acres, valued at the time at "40k") almost 6 years ago to build a house. Now she has told me that she is giving me the rest of the field ( approx 3 acres). What taxes will I/She incur by doing this? Is there any way around paying this CGT?
