How big of an extension can i build without planning permission? I have a cottage that only has three rooms, i intend on extending out the back to add a kitchen and bathroom, how big can this go before i need to apply for planning? Trying to keep costs down....

In Short,you can build 40 sq ms (internal measurements) to the rear of the house assuming the roof line remains the same.
