ESB and Final Drawdown

    Can anyone tell me if it is necessary to have your ESB connected when the bank valuer comes to inspect the property and conduct final valuation so as to get your final drawdown payment? We think we might be delayed with the connection and are operating on generation power at the moment. All the esb boxes are connected and wiring done etc. Any advice?

    Best speak to your bank. As the the ESB is not connected, then technically the electrically works have not been fully tested neither the heating systems so the house is still incomplete. Thats just my opinion anyway.

    The bank/solicitor will want your engineers compliance cert etc before issuing final cheque also and I cant see your own engineer giving these documents without power being on so really you need to get it switched on.

    Hi Mickdw, Im curious to know what difference the power might make to getting a cert of compliance with Building Regulations/Planning?

    Not answering for mickdw but a house has to be completed and habitable before it can be signed off and if there is no power then it's not habitable.
