    Hi,

How do i know where is the best place to get a morgage for a house these days? And advice?

I can get a morgage from the bank of ireland easily, as i banked with them all my life, and have a nice bit saved - but how do i know they are giving me the best rate?

I am only looking for about 90k morgage.

Anyone have any idea who is giving the best rated these days?

Any advice would be much appreciated.
    Jo

Shop around, but realise that the banks don't have a whole lot of cash to be handing out.

The best deal will likely go to someone offering the bank the best ability to re-pay and the best equity:mortgage ratio.

so many factors involved - first time buyer? LTV ratio, credit rating, etc.
and it won't just be the rate, it will also be how much they'll loan you that will decide it for you

All the banks have mortgage calculators on their sites. Research this yourself - unless you are going to take some strangers opinion as gospel?

I took a mortrgage about 2 weeks ago. AIB was the best for me

AIB, Bank of Ireland and NIB were the only ones that would entertain a reasonably competitive offer for me.

How long does a mortgage take these days from application to approval?

Does it vary depending on the lender?

Did you apply directly or through a broker/advisor?

    Which bank?

    BOI

BOI website says you should have a decision within about 3 days!

I'd be in their ear by now.

I was only waiting 2days for response from BOI and AIB. Same day response from EBS!

Keep an eye on rates they're constantly changing and get best deal you can. Good luck!

Try KCB, but don't go by what it say on their website re the amount you can borrow, I can nearly say for cretin it will be less that the website. Be meticulous with you paper work.

    good luck
