Self Build - Where to start help please

    Hi, This is my first time to post on boards and im just looking for some advice.
    My story is this.
    We live in kildare at the moment and our house is is neg equity, my husnabd works in tipperary and has a good job. His family will give us about a half acre site in north tipperary for free. We would like to build a 4 bed house for arounf €150000 - €170000, 2 story at around 1600sqft. First of all is it possible to bulid a house this size for that price, (im from dublin so i have not got a clue about building). Secondly if we put in plannin permission and its granted do we have to give the council any money and if we do how much is it. I really do not know know where to start and any advice would help, kinda like house building for dummies.

    firstly, it would take tight budget management but i think you could possibly bring in 1600 sq ft, turn key, for €160,000. Assuming this includes all possible costs including professional fees, connection fees, development contributions etc. Im asuming youll end up having about 70-80 per sq ft to spend on the build. Very tight!

    The development contributions would be in the region of min €10K for a 160 sq m house.. see page 5 here for details. There could be extras on top of this depending on the exact location of the dwelling, but that can be discussed with teh planners prior to any application.

    As you are starting out so cold i would advise you to contact a local architect / architectural technician or engineer who is familiar with your locality, local planning guidelines and is experienced in making planning applications. A 1hr consultation with this person will answer a lot of your initial questions. Most first consultations are free so ask beforehand.
