New build cork

    Hi
    Im new to boards so forgive me if im a little short on details and/or getting this all wrong.
    We have just submitted full planning permission having already had outline which was very very detailed with all in all 29 conditions. Anyway one of which was a bond being placed on the professional landscaping design that we submit with the plans. Anyone have any realistic experience of figures on this as ive heard it can be up on 10k!!

    Also the house is 3060 sq ft. so just woundering if anyone has any idea of the prices going around munster at the moment as i know it seriously varies from one part of the country to another. We just got our first quote very basic spec (dont even ask me what that means as ive got nothing on paper yet) but it came in @65 euro per sq ft.

    Thanks a million for any ideas or advice.

    Its impossible to put a price on the build cost without seeing the plans, site etc. You need to be very careful when appointing a builder, as alot of them are going in at low prices to get the job, and then screwing the clients with extras afterwards. If you want to save money then direct labour is the way to go. If you are not competent in running the job yourself, then get a good tradesperson, like a carpenter, to manage it for you. There's plenty of good people looking for work at the moment.

    The price that you have is very cheap from a builder. Rather than asking him whats included in the price, ask him whats not included. The price that he's given you sounds as if it excludes, heating, electrics, decorating, stairs, kitchen, sanitary ware, footpaths, treatment plant, landscaping etc. just a basic price for the shell of the building.

    Agreed. You need to set a "client" budget of at least €120/ft2.

    Jese are you saying that in reality i should be expecting to pay 120 sq ft??God i really had expected less than that.
    I was thinking of getting a good local tradesman to manage a direct labourr build alright because being honest neither of us have a clue and going direct labour in that case is jusr foolish i think.
    In that case how much do you think i would expect to pay a man for a project manage taking into consideration that we'd also be giving the plastering job.

    Well the €120/ft2 includes full professional services too - see items 6 +7 on the link I posted. So maybe €110/ft 2 build costs.

    Watch out for the build quality too for futures sake.

    300m2 built to B Regs spec will consume at best 15000 Kw year . The wrong builder will not even make this performance.

    To burn oil will cost about €1500.00 , Gas €1200.00 per year. This is just for heating , not including hot water for personal hygiene. ( for that add €250 / 200 respectively - allowing for that approx 50% will be provided by solar panels presumably )

    But look.

    The further you go beyond b regs quality the less you'll pay over the long term.
