    Hi Guys,

    I am in the early stages of purchasing a second hand home had another viewing.

    When i was checking out the heating system gas fired there was no lag jacket

    on the cyclinder and the bolier looked dated i know the details are vague but

    should i get someone to check the system before sale goes through and who

    would i get and how much would the inspection cost.

    Why? You half know the answer. Just factor in a new heating system to your budget and if it only needs an upgrade then your on the pigs back.

    As soon as you move in get someone local of the SEAI website and apply for a grant for the system upgrade . They will recommend the changes that are required. I am assuming that there will be a surveyors report before you buy which should highlight any defencies and will give you some negotiation power with the seller. Would also be worth getting a BER report done.

    I think you have to be in a house so long before you can apply for the grant and the seller was suppose to have a ber report done but as i am out of touch i might be wrong on this.
