Planning got! What next?

    We got planning after 10 years!!! Long story but An Bord Pleannana eventually came back this week granting permission. Budgets have now changed so we are considering direct labour - or is their such a thing where a builder instead of finishing a house to turn key will bring it to an empty shell iykwim.

    Site being services at moment so going to put plans out to tender. Is their a price per square ft out there? (Cork area) I know it's like the 'how long is a piece of string' but if anyone had a rough idea so we would know whether we could afford a builder to do 'the lot'. Any recommendations for builders would be great as well

    Price depends on the size of the house.

    A shell would be plastered, but not 2nd fix carpentry/bathrooms?

    Thanks for the fast reply.

    The house is 2347 square feet but we are hoping to add a sunroom to that. We wouldn't necessarily need it plastered. Our budget has dropped as we obviously won't get as much for our own house when/if we sell it so I wanted to look at direct-labour. DH isn't keen even though he is in the trade, so we were thinking of a compromise of having a builder do the groundwork, foundations, roof and finish up ourselves from plastering, plumbing, electrics etc.

    If I thought I could get a builder to do it all for our budget it would be our prefered way to go
