Galway City House Renovation/Modernisation

    Hi Folks,

    Myself and my wife are in the process of purchasing a house in Renmore, Galway city.

    The house was built in the 70's, and has had an extension (two storey) added which includes the garage converted (common in Renmore). The extension is probably about 10-12 years old (still waiting on the survey report into the planning).

    The house needs modernization (new kitchen, bathroom, lick of paint, etc). We were also planning on knocking some walls and changing the layout around slightly.

    The work as I see it now (to my inexperienced eye), would involve the following:
    • Manual work (knocking/building/plastering)
    • Plumb new kitchen area
    • New Wall and Attic insulation (cavity or maybe some internal)
    • Upgrade Heating System (bolier, rads, zones, tank, the works prob).
    • New DG windows (50% of the house has new ones already)

    There'd be installing kitchen, bathrooms, painting, etc after all that.

    What's the best suggestion for approaching the handling of this work? It would be great to get plans drawn up which we could use to work with a builder, who or what would be the best profession to do this?
    • Architect
    • Arch Tech
    • Engineer
    ?

    Any suggestions for the Galway area (pm would be cool thanks)?

    Would a builder handle all the areas mentioned above (heating, insulation, windows, etc) or would be best to sub-contract all these out?

    Again, any suggestions for Galway area (pm)?
