Council rates for own premises

    Hey guys,

    And thanks in advance for any information you can give me on this.

    So here is the question, I want to run a business off of my own premises, I told my mates and one raised a point that the county council (Limerick county) will charge me for doing so? is this true.

    It would be a small machinery repair service and sales of second hand machinery also working well under the 35k.

    I googled about this topic and couldn't find anything. I was wondering if you had any personal experience with it? heard about it? etc.

    Hi Nokia08,

    As long as you don't claim VAT back on part of your premises building costs or claim any of the building costs back in the business then I do not think you will be liable for rates, you are better off ringing them though.

    When you say premises, do you mean your house? You might get away with using a room, but if you're using a shed or garage, they'll come after you, IF they know about it. ;)

    Yes they do, commercial rates are paid by all businesses, the real issue is as a previous poster mentioned is if they actually are able to find out that you are conducting a business from the out buildings.

    Well if they did start charging you rates, couldn't you turn around and claim a capital expense for the cost of building the garage? Or else your company could rent the garage from your wife?

    Do not tell them and if they do come to inspect have the repair & work area in the smallest possible space!!

    Morning,
    You'll also probably be required to apply for planning for change of use of the out houses. They'll then know and apply the rates. Put a call into the local council and see what they say.

    If planning is needed and you don't comply they may never find out, but all you'd need is a neighbour to complain and that'll be a fine or two and/or close of the business.

    We love red tape in this country! Put a call in and see what they say before you start.

    Any costs for changes/planning fees can be offset against tax.
