Estate Agent Fees

    We’re looking to sell our house shortly – my OH was in Berkeley’s this morning and they said there was an initial fee of €350 for photos, web listing etc...
    Is this normal? – has anyone negotiated that this fee comes out of the commission if the house is successfully sold?
    Any advice appreciated – thanks.

    If you shop around you should be able to get a much better rate than that.
    A cousin was telling me recently he got his listed for free, with the condition 150 euro came out of the sale ( as well as 1% commission ) for that if it was sold. No faol, no fee.
    Some estate agents are hungry for customers / turnover ; if they think your property will sell quickly they will prefer to work for a reasonable margin rather than none at all.

    A fee like this is normal.

    These days estate agents are doing a lot of viewings to try and get a sale. Also you are paying for their knowledge in the field.

    Also by asking for a fee at the start of the contract it takes away any time wasters.
