Pre planning meeting

    Hiya,
    we got our date for our pre planning meeting in Kildare for next week and were wondering if anyone can tell us what to expect or advise us on what to ask?
    We'll be bringing our architect, photos of the site, OS map, rough plans, anything else we should bring?
    Finally will this meeting have any real effect on the out come of our actual planning permission, positive or negitive?

    Your architect should be well versed in pre planning meetings anyway Starrgrrl, but get a copy of the minutes of the meeting to include with your application - it will refresh the memory of the planner and record what was discussed. Your architect will probably have been through the relevant sections in the development plan already, but a look through that should prompt any relevant questions.

    as said above, if your arch is experienced he should cover this grand, your there to hear first hand what the planner says (or doesn't say), so there is no misunderstandings at a later date.

    remember, the planner interprets the local development plan, so your arch should have already given you a good steer as to what is sensible to submit, also remember whatever is said, is not a personal attack (although some people might tell you different). Go in with an open mind and be willing to compromise, keep the big picture in mind.. getting your house built...

    if your proposed dwelling is in a rural location, make sure you have your reasons for the chosen location and your eligibility details. also take a look at this http://www.corkcoco.ie/co/pdf/57155115.pdf towards the back it goes throu the planning process, but also gives a good insight into what is vernacular housing and the not so good 'bungalow bliss' 70's legacy.

    Its hard to say if pre-planning has a positive or negative impact on a planning application. Technically its just a pre-planning 'discussion' to gain the views of the planner, but that doesn't mean your arch should not take what is said/requested seriously.

    there's two things I've experienced and seen written in boards.ie: if your arch generally gets planning permissions granted and doesn't bitch to much about the process then you'll be fine. if on the other hand he has had difficulties with a particular planner in the past, consider an alternative professional.
    secondly, if your architect doesnt seem to be fighting every battle that's probably because he's picking the ones that really matter, rather than barking at every opportunity. your arch should be responding firmly on the important issues...

    There will be a sign on the desk stating to this effect;
    'Whatever is said at this meeting has no consequence'
    This is particularly relevant with Kildare planners.

    Often , the planner you meet on the day will have no input in your planning application.

    Now, make sure your architect has the following information sorted;
    1. Sewage.
    2. Water supply.
    3. Entrance sightlines.
    4. Compliance with development plan objectives.
    5. Visual impact of development from roadside and adjoining properties.
    6. Ribbon development.

    Thanks alot for your answers. It's a bit annoying that the preplanning meeting has no impact at all on the final outcome. Hopefully they'll give us an indication if the plans we have are worth following through with. We've been disappointed before so fingers crossed this time!

    Ha ha! Refused planning at my partners home place, met with planner for a 'post planning' meeting, he took the plans we had and the council arch amended them and we were told to put them back in and there'd be no problem. We were refused again!!
    Well not outright refused but the size had to be reduce to half again an there were so many conditions (Inc. Preserving a tree that was chipped down 4 years ago!!) we had to give up. Just wasn't working unfortunately.
    I was talking to my arch today and he's concerned that there'll
    be an issue because the town boundary was moved about 100 yards in the new development plan so we might be buggered again!!
    Fingers crossed tho!

    Be polite and accommodating, it may help if it is a tight decision for the planners.

    Just talking to the arch again and basically As theboundary has moved he is now counted as a 'townie' dispite living in a tiny village and in a rural location for all his life. And the site is 100yards down the road!! The arch thinks this will make it difficult to get a 'one off rural development'.
    Any points we can make in our favour in the morning?
    Hope I'm not getting off topic!!
