Signing off planning?

    Built our house last year which was signed off by the engineer, two questions. 1, We are now starting our entrance, what would happen if we never had it signed off? 2. The planning states that the wall or piers can not be above 1mtr, if we use a wooden fence with ranch style gates the piers will be 1.2mtrs is there any way around this planning?

    If the planning states not above 1.0m well then, the boundary should not be above 1.0m, last time I checked 1.2m was above 1.0m. If you want to build a fence any higher, well then seek approval from the planning authority first.There's no way other around planning without breaking the Law.

    In terms of signing off, , I take it, it was an opinion of compliance with planning permission you are referring to. Unless your engineer has mentioned the fact that the entrance wasn't complete in his "sign off", well then what he provided you with wasn't an accurate statement of the facts. These things normally come back to haunt one, at some stage.

    You have planning permission for an entrance, if you decide you want a different entrance from the one you have planning permission for, you will need a new planning permission for it.

    Maybe i should rephrase my question. I have no intentioon of straying from the plans, but i am eager to try and make legal minor alterations to the entrance for practical reasons such as hanging gates etc. Would retention be possible or would i have to reapply for new permission.

    What is the time frame for signing off on such as issue?

    You should seek approval from the planning authority prior to undertaking the works. This will involve making a submission to the planning authority in some form, it maybe a new planning application or it could be submitting the information to the planning authority under the planning application relevant to the development and the council advising that the proposal is acceptable depending on your proposal.

    At the end of the day it is your responsibility to ensure you comply with the law, and to demonstrate same, you will need the necessary paper trail.
