Planning permission and retention

    Hi there

    I am preparing planning application for a new portacabin. On the same site, there is another existing portacabin which hasn't been declared before and we plan to seek retention for such too.

    Would it be better to put them all together into the same application or submit two separate planning applications for each?

    Any help appreciated.

    Put them together as part of the same application.

    Have you experience in submitting planning applications? I say this because it can be tricky, you may cause yourself delays and even difficulties in rectifying the situation.

    I would start buy finding out who your local planner is and send them a rough idea of what you are proposing before you submit an applicaiton formally.

    As mentioned above stick them in under the same application.

    Just make sure that your public notices have the correct wording - retention planning permission for one and planning permission for the other.

    Just to add to Muffler above,
    If you intend keeping the cabins on site for a prolonged period, note that the retention permission is for "indefinite retention for portacabin etc". Just saves any confusion.

    it'll help to colour code what is for retention and for permission on the drawings also

    Thank you all for your advice. Even if I have prepared other planning applications before I have not for portacabins.
    They are supposed to be both temporary but you know how these things usually go...
    So I would be asking for 'indefinite retention for portacabin' and 'temporary' for the permission??

    Notice in line with "permission sought for 1No. portacabin .... together with the indefinite retention of 1No. portacabin......"

    There is no need to mention a specified time limit for the permission aspect of the application as this would seriously limit you for it's duration on site..

    If I was wording that I would simply put...." permission for the erection of 1 no. portacabin and retention permission for existing portacabin" and obviously include their usage/proposed usage. Include a letter with the application stating the timeframe that these will be on site and leave it to the planners.

    If in any doubt about the wording then ring the validation technician in advance.
