Council Tax questions..?

    Hi all,

    Very early in the whole process...we may have a site, thats it :rolleyes:

    We are trying to get all the external costs and I've heard about the council tax\contribution - my questions are:

    1. Are these the same thing or is there a charge for council tax and another for the council contribution?
    2. I will be building in Kildare - how much approximatley will this be or does it depend on size of site\build?
    3. At what stage do we pay this? I presume it is only after planning permission is granted?
    4. If it is after planning permission is granted - I also presume that you don't have to pay until after you receive mortgage approval because we can't get that until we have planning permission?

    I'm not aware of any Council "tax" as such but what you are referring to is the Development Contribution Scheme. Just to reply to the points made:

    1. The rate of contribution varies from council to council. Some charge a fixed rate while others would have the rate set depending on the floor area of the house. Usually if you are taking your water from a private source then you may not be liable for the contribution in respect of this specific service. See this thread and post no. 2 specifically mentions Kildare but if you trawl through it you may find more recent info.

    2. You pay after the permission is granted and before you commence work. if you decide not to build then you don't pay at all. Just to note that some councils will accept stage payments spread over 2 or 3 years.

    3. As per 2 above.

    On a general note you should probably be able to access the details of the scheme on the council's web site or alternatively you could ring the planning dept. and ask them what the present rate is.

    Kildare traditionally had the most expensive fees in the country. Last time I heard they were like 15-17k in fees. However I read on here somewhere that they are dropping by 40%. Call and ask..
