Do you need planning permission to divide a property, or is it just a matter of registering with the land registry?

Divide a house or divide land?

If it is a house, then yes, you do need planning permission to divide one house into two or more houses.

I'm asking about dividing the land.

If it is a piece of agricultural land you want divided you do not need planning permission.

If it is a site you want divided, and the division is taking a chunk off the original site, then you need planning permission.

I'm looking at a property on a street with a 30ft strip of land down one side with no buildings on it.

I was just at the planning office and asked.
I get the impression you only need to register the divide with the land registry.
The woman at the counter would not give me a straight clear answer. May drop in again and ask someone else.

You wont need planning to divide the property based on mapping only. However if you intend to physically construct fences or walls etc then there is a possibility that you do need permission subject to height.

Just playing about with a few ideas. These is a good chance nothing will come of it.
I remember hearing you can build a property partition wall to a limited height without permission.
