Breaking pub lease and alterations made to pub during lease

    Just wondering what the position is when a tenant signs a 4 year pub lease and pulls out of the lease without informing the landlord beforehand before the end of the lease. Also is it acceptable that the tenant receives oral agreement of the landlord for alterations etc to the pub where the lease states that agreement for alterations must be sought beforehand in writing...

    Not looking for legal advice, just wondering out of curiosity as to what the story is legally as I've heard about this happening a few times, usually in one of the pubs concerned and I'd like to know more than the other patrons:rolleyes:;)
