How to let a property in Spain

    I am looking for advice from people who have bought properties in Spain over the last few years. A couple of my family members bought apartments a few years ago in Spain. They are finding it almost impossible to rent.

    One example: A two bed apartment has been advertised long term (i.e.: 11 months) for €380 and is still vacant... This apartment is on a popular, beautiful golf course and the apartment is decorated in a very high standard. The adverts show photos and lots of information. Also agencies in Spain have tried but usually only get a tenant for one month and it ends up costing the landlord more than it’s worth.

    I have been helping out to try rent these but have had no luck. I have advertised the apartment above in Spanish newspapers, Irish papers, free websites and the owner even paid for advertisements on a website or two.

    If anyone knows of somewhere good I could advertise could you please let me know,

    I feel awful sorry for these owners who are simply looking for a tiny bit of rent per month. Even if he got 380 it wouldn’t cover mortgage. Any help appreciated

    OK, first off I don't have any great solutions but this is something I have noticed in the Buy and Sell. I was looking at foreign properties, particularly Spain and part of the reason it is difficult to rent is that there are so so so many houses and apartments up for rent. I was shocked when I spotted them all, lots by the sea, lots by golfcourses. If there are people interested in renting, they can really cherry pick without any difficulty. I am guessing the supply is ten times the demand these days. That is why you will have difficulty, not a lot you can do about the market.
    One thing I would suggest, if the next-door neighbours are expats, be sure that they know that you are looking for tenants. You never know who they might have out as visitors or may work or play golf with. Although it is ultimately the owners responsibility for vetting tenants and dealing with any issues, maybe you could offer the neighbours a bit of cash if the can get a tenant. Beware, any screw ups and you will cause a rift with that neighbour which may not have been worth the bother. Also, you would need some level of thrust in them and you would have to do the vetting. If they were strapped for cash they could suggest any old rogue for the place. Well, just an idea.

    Are you interested in renting the apartment on a shrt term basis or does it have to be for a longer period? If more appropriate send me a PM. I am interested in renting an apartmetn in july for 2 weeks but depending on the rent ( price ) I would consider renting for a longer period. If you can send me details of the property or put them on boards.ie that would be great.
