Have Large Premises - Need Start Up Ideas

    Hi All

    I have a large premises. Would be suitable for most types of industry.
    Stuck for any ideas on what could be done there though.
    Its very large about twice the size of a lidl store.
    About 5 minute drive to get to motorway and its in between Kilkenny and Waterford.
    I could get the premises rent free too which would be a huge plus for a startup business.

    A massive clearance furniture store - not one with pretend discounts, but properly discounted.

    Could be simply done - get a range of furniture retailers to sign up and get them to put their end of line / clearance / slighlty damaged stock in. You sell it at the lowest price they will accept and you take a 20% discount.

    Everything sold "as seen"

    A sort of bricks & mortar citydeal furntiure outlet.

    I know stores like harvey norman, michael murphys, diamond furniture and others would probably be interested. Win win for all involved, its off the beaten track, so won't affect normal trade, but is close enough to the Dublin market to make it easy to get to on a day trip.

    I'll take 5% for the idea:D

    Good idea alright:). Are many people buying new furniture these days though. I would have thought not due to not many people getting new houses and having money to spend etc

    One of those indoor racing tracks, for some reason I can't remember what they're called! :rolleyes:

    Either that or an ice skating rink, may sound stupid but there's not exactly an abundance of them in the country. Probably pretty costly though and probably not worth it if you're in the middle of no where.

    There will be a good few houses sold this year as the year goes on because the mortgage interest relief won't be available after end of December. And the buyers of houses this year will have spare cash because house prices are finally back at normal levels.

    Also, 1.2million houses are owned outright and are mortgage free and we all like a bargain.

    I'm not talking 10% / 20% off. More 50% - 80% off depending on whether end of line or damaged stock. Harvey Norman's warehouse clearance in their Naas warehouse (not store) always attracts a big crowd. - You get slightly damaged stuff like dining tables for €50 / €100. An oddment settee, extremely top end quality for €400 (reduced from €1400).

    Car auction centre. Not sure if it would be big enough but theres still a lot of cars being repossessed and given back to finance companies under the half rule agreement. I know the likes of Merlin and that are doing good business in Dublin with it.

    One thing that will be booming this year is babies:D
    With the recession etc more people are staying at home and making more babies. So much for a cheap night in!

    There's not a huge amount of baby and infant essentials stores about - mothercare/smyths/m&ps and then the independents - but price is the key at the minute so if you undercut the big guys then you could be quids in.

    You could have moses baskets/cribs/cots/cotbeds/mattresses/baby changing units/travel cots
    buggies/prams/strollers- theres a MASSIVE variety
    car seats - manditory by law to have your child in a car seat from birth to age 12/1.5metres tall.
    And if you wanted to go into home safety like gates/playpens.

    I think people will travel if you do enough advertising. You could set up an internet outlet as well if you can get the price structure/shipping right. Most of the bigger stores offer free delivery on high value items so it might be worth looking at.

    Dundalk Ice Dome - several million euro spent on it - also less than 5 mins to the motorway, halfway between Dublin & Belfast. Now closed down, still losing the owners money just by sitting idle.

    Also outdoor Go-Karting near Ardee, again several million euro spent - doesn't seem to be doing much, more often than not the gates are closed!

    have you considered joint venture........ have you got liquidity for stock
    a friend of mine tried a similar idea in dublin very slow You would b better off tryiing to sublet gauranteeing you some money and try something yourself
    ie source cheap goods from china that will sell keep a section of the warehouse for yourselve get a good website do a seo on it a start selling on line as well from the werehouse and rent out the rest
