Looking for some advice on a rental property that i have. I had a leak in the attic of this property which led to staining in the ceiling, some internal walls and to, I think, an external wall as well. The leak has since been repaired, but I'm a little worried about the staining evident on the northern external wall of the property.......in that I'm wondering is there dampness penetrating from outside as well. I've attached 2 photos, 1 showing the internal side of the external wall in question with water staining evident (the leak was found above this room in the attic, in the centre of the room, ...........staining shown on wall is part of the chimney blockwork from ground floor). Photo 2 shows the external wall with staining evident to the top side practically on the opposite side from where the bad staining is evident on photo 1.......... I hope this makes sense. I'm wondering is there an external leak by the chimney on top of the roof......haven't seen it....

Have you got in a de-humidifier to run it over a weekend, this will suck out any other moisture from wall, make sure windows and vents are closed when you have it on in bedroom, once dried out its a matter of scraping wall, filling, sealing with stain sealer and repainting.

As for the leak, you said it was fixed, so that type of dampness would of been ingress dampness.

Whats the 3/4 qualpex doing in second photo? Or is it qualpex? Actually is it kinked going into facia? Is that stain on the second photo wet to the touch? Has it dried out like the rest of the photo since you took the photo?

thanks for the reply, the qualplex is from the overflow of the storage tank and is piped out to a rear gutter.

The external patch seems to be have dried out since, but the chimney stack is directly over this area and doesn't have lead flashing on the lower side nearest the eaves.......I think that maybe driving rain may be getting through here as instead of lead flashing there is a plaster flashing detail.

just a note on the qualpex overflow pipe you should be able to see this if it overflows, if it's in a gutter you won't know until you get your water bill!!!
