Should I just let PRTB registration slide?

    Hi guys,

    bit of advice if you have it, throw it my way.
    I recently moved into a new place, and all seems to be good so far, only that when I moved in I signed a contract stating that I the tenant and the landlord, (who has the same address as me?, but lives in a different part of the building apparently, although I've never seen any post addressed to him, ever) agree to the usual terms and conditions ect. The Landlord did not sign the document, only landlords Agent, so I've never had dealings with the landlord directly at all.

    At the beginning of the tenancy, the agent remarked that he was aware of his obligation to register my tenancy with the prtb, but he was sort of testing the waters a bit wondering would I push it or not, and said somthing like... its x much to register, now you can pay it or I can pay it ... ect.


    So It's a couple of months in, and everything is reasonably ok, I think, but nothing about prtb registration has arisen since, and I'm wondering whether it's not because they would just prefer if I kept quiet and said nothing about it again, and not register.


    My question is, should I just let it slide, or should I push to register.

    That's rubbish - it's the landlords responsibility to register the tenancy...and pay for it! He should have given you a form to fill in which he then completes and sends in with the payment. Do you get your tax relief on the rent you pay- if you do then he's registered for tax on the rental income and is probably above board but he should till sort out the PRTB.

    Ideally, he should be registered and all the rest, HE has to pay for it not you etc etc.

    HOWEVER. The PRTB aren't going to do ANYTHING for you in the event of a landlord dispute if he's registered. The fact that he isn't registered is a nice handy little stick to poke him with if he starts being a dlck. Not only would he get a fine, but he's liable for all the income tax he's probably not been paying on the rent up until now.

    So if I were you, I'd let it slide. The PRTB doesn't really offer you any protection as a tenant... but the fact that he's dying not to register (or be found out) might turn out to your advantage.

    where the prtb registry comes in handy is
    in my local area when applying for college grants they would only accept prtb documents as proof of how long you lived there in the rented accom, you could be waiting months to get this taken care of if your not registered and need it.
