I'm thinking of changing the plaster on the house from dash to nap finish plaster. The house is a bungalow out on it's own facing the road, and can be seen clearly from the road. There are no houses or buildings accross the road either, or beside us. Would we need planning permission?

If doing this have u considered external insulation as part of the work? Just a thought.

Have u access to the original planning app?

The walls are cavity walls, and were retro insulated. Still, did think about external insulation, but decieded against it. I don't have any access to the original planning app

As far as i'm aware you only need planning permission to change the aesthetic exterior view of your house if you live in an housing estate and your new finish differs from the other houses....but if you live in country and own your own house you are entitled to change the aesthetic of your dwelling... <snip>

I was thinking That might be the case, but wasn't sure. It would make sense after all I suppose, but that doesn't mean it's that way in practice. Thatks for the info

The rule is "If your development is going to have a change to the environment or its surroundings you need planning permission"

Now that covers nearly everything so from the council's point of view they can demand planning permission for anything if they want so it may be safer to contact them first with a preplanning meeting just to avoid anything in the future.

Just to clarify, is this 'rule' in the Planning Legislation or is it in some local bye-laws or is it just general guidance for good practice?
