I feel you may be hugely underestimating the cost of a venture like this.... If you are planning to build (and build properly) you are more than likely going to need in excess of €1m to acquire a site, architect, permissions, appeals process, build, acquire franchise, fuel delivery, stock, staff and first year or two operating cost. And you also want to do this in Dublin? add half again....

What about a car wash? A half decent automatic car wash is going to set you back about 1/4 million.

If you are planning to acquire an existing site you need to ask why this site is up for lease. Profitable, existing sites usually change hands within the industry. Its generally only the not profitable sites that bubble up to the surface.

Of course, you could probably do it on the cheap.... for less than 100k.... it'll probably look just that - cheap.

Try Maxol or Texaco, i think they allow self employed indviduals run some of their stations, a lot of the hassle would be removed from you.

While Franchises may be the cheaper route, it is very important to be aware that they do not suit everyone. You will have to operate your business under strict regulations from the parent company. if you are the type of person that likes to do your own thing, make your own decisions, work your own hours etc. then franchising is not the option for you.

At current prices it apparently costs €54000 for a tanker of fuel for a petrol station. I doubt you will get credit on that too easy!!
