BER needed or not???

    Hi - For a self-build with no intention of selling down the road do i really need a BER cert before we start?

    Before occupation. But ask yourself this
    1. how do you know that you are in compliance with Part L without a pre build assessment ( not published cert , just assessment )
    2. how will you develop your build spec without this information ?

    as SB says....

    the answer is you need a BER certificate before you occupy the dwelling.

    However, your new build must comply with building regulations, and the only way to check if it complies with 'insulation' regulations is to do the BER calculations before you start (because it would be very expensive to have to retrofit material to get it to comply when your finish!!). In order to do this calculation before you start, you need to know what your construction specification is (or be willing to accept what you are told must be incorporated)

    Not to mention the fact that the bank will look for one when they issue the final payment on the mortgage.
