Restoring decking

    Hi

    My decking is about 4 years old. 2 years ago I retreated it. Last year I also retreated it but it has become very patchy now. I was planning on power washing it and scrubbing with a yard brush, allowing to dry and then treating it. I want to avoid the new stain from flaking off - should I cover over the stain with a coat of something else? Basically, I' looking for the best method and products for restoring decking and making it as hardy as possible for wear and tear of a busy family. Thanks for your help and advice.
