Leaking Roof Problems

    Had a quick look today and seems its mostly the front of house. One part of the felt I can nearly see through so reckon a re-felting job is due at the least. 30yrs old house.

    But how bad do you think me timbers are, :( going by these photos. Starting with the good, the bad and the ugly.

    is there ventilation in your attic? looks like dry rot

    Ventilation is not good, about half way accross the front eves can see some light in attic but the rest and accross the back eves no light. Insulation must be too far forward and blocking it. Thats easily fixed.

    Have to get a few quotes and see what they say.

    If the roof has to be refelted and some of those timbers replaced what kind of washers are we talking about.

    Would my house insurance cover this type of thing.
