ebay:buyer problem

Will try and keep this as simple and to the point.
I was selling 2 items on 2 seperate auctions, 1 slightly rare and a limited edition piece and 1 'ordinary' everyday piece,.
A buyer was interested in the Limited edition and offered (as a best offer price) a price for BOTH items with combined shipping. A price was agreed if he both both items and a combined shipping price was agreed.
However he has now come back and informed that the ordinary piece is defective and wants to return and keep the limited edition piece.
I believe the ordinary piece is not defective and only used the 'I will buy both' tactic to get a better deal for the limited edition piece.I spoke to the guy who I bought the item off and he was adamant that it is not defective and what the buyer is claiming to be defective is very unusual to be defective.
I have informed him that I am talking to ebay as if he wants to return an item he needs to return both 'ordinary' and 'limited edition' as the price agreed was for BOTH items.
I have not approached e-bay about this yet.

I am thinking of telling him that I will refund the difference of the original 'buy it Now' price against the Best Offer price agreed for 'ordinary piece.
