Extension on a new build

    Hi all,
    I got planning permission to build a house, but have decided I want to put an extension on the rear of the house which is less than 40m2 and complies with all the guidelines on the doe website. Can you build on an extension when you are building the house, or do you need to resubmit plans to the council.

    If you build it at the sme time as the house then its not an extension is it?


    What you are proposing is increasing the area by up to 40sq.m, which obviously you can't do as you have a approved area on submitted plans.
    To do this you need to resubmit plans to council, maybe even re-apply.

    You could also build and finish the house (not 100% complete, can leave out internal finishes etc) and then construct the extension.

    This happened with the country couple on that RTE programme "room to improve"

    The wife decided halfway through the build to extend on out by another meter,and when the architect ( Dermot) came back to see the progress,he went mental called an immediate halt to all the work,as what they had done was not right and illegal.

    So the builders packed up and went off site,and the couple were left with a building site of a house for a further 12 weeks.

    They had to resubmit all new plans to include the new extended part of the house build,and they waited 12 weeks for the plans to be re-approved.

    All because the wife tried to be sneaky and squeeze an extra meter out of the build.

    Ah sure your woman (the wife) was basicly tellinn the architect,Dermot,that he was wrong and that sure it was "only an extra meter and not alot to be worrying about".

    Well she soon shut up when Dermot told everyone to stop work and the plans had to be redrawn and resubmitted,before another block was laid.
