Our house, built 12 years ago, was rendered with a light- coloured pigmented render right down to the ground. The house is a contemporary split-level bungalow. Following last year's and this year's snow the render has begun to fall off in many small areas where it meets the ground. The colour of the render has weathered nicely on the east elevation of the house but has green streaks and dirty black streaks where it is exposed to the prevailing weather. I dislike this discolouration and wonder what to do?
