site plot ratio etc

    Hi all,
    Here trying to figure out a few calculations but I'm getting lost.

    Basically have a site, 1179m sq.
    existing building 237.1m sq.
    that 27.7% of the site used.

    planning guidelines say site plot ratio is 1.5, what exactly does that mean and how much extra can I physically build on the site?

    Aslo, site coverage, whats the differance between that and site ratio?
    guidelines state that it can't be more than 80% site coverage.

    If I go by their guidelines :
    Site Coverage ensures that the built environment is not inappropriately overloaded with building mass. This is expressed as a percentage, determined by dividing the total site area by the ground floor area of the building. Site coverage shall not normally exceed 80% in any zone.

    that works out at 6%, surely I can't go building an additional 72% on to that can I?

    Apparently I have to leave min 15% of the site area for "open space" aswell.

    Can anyone help me out with the maths to how much I can extend it by?

    In a simplified form;

    Site coverage means the maximum footprint which the building (s) can occupy on the site. in other words 80% of your site. In your case it would be a maximum of 943.2 sq. m per floor.

    The plot ratio is the ration of the combined area of all floor areas of the buildings relative to the site area. In other words the gross floor area you can build on the site would be 1795.5 sq.m over 2 or more storeys.

    Think I have an idea of it.
    Any chance you can write out the caculations? I wouldn't mind getting to grips with how they are worked out.

    1179 x 0.80 = 943.2

    Plot ratio
    1179x 1.5 = 1795.5
