Give a go yourself. This is a template builder. You have to buy the build software.

Why not get people bidding on your project? I have used rent-a-coder (now v-worker) for a few sites now and could not be happier. Ok not many Irish programers on it but the process is easy and you will get very complex and professional sites for hundreds and not thousands.
