Property Management Company Waste of Your Money!!

    We have been in Ireland for 12 months now (to the day in fact!) and have been in our current accommodation for 11 of them.

    During the viewing of the property, the nice man told us that if we had any issues with the house to just call them and they will fix it as this was the 'advantage of having a property manager' rather than having to deal directly with the landlord.

    When we had plumbings issues, we called them and rather than talking to someone, the answer machine answered and we left a voicemail. Then we sent an email, then we received a call from the woman that mans the desk and gave us the number for the plumber so that WE could organise the plumber and get him over to look at the washing machine. 2 weeks later after the very busy plumber who never turned up on the 3 re-scheduled times (we both work full time) we called the property manager again and they finally organised an alternative plumber. When the washing mchine broke down the proerty manager said that WE needed to contact the machine's manufacturer. So, we called the manufacturer who said that in order for the serviceman to come out it was a 150Euro fee. Called the Property Management people - again answer machine. She calls back and says we have to pay the fee and they will re-imburse...aye??? What is the point of the Property Manager if they're not covering this stuff??

    We near froze over winter because our storage heaters weren't working properly and after she emailed us back (following the voicemail left on their answer machine of course and emails) she asked us to take a picture of the fusebox!!?? In the end we had to call Airtricity to get ESB Networks out to check stuff and then it was the electrician.

    Can someone tell me what these people are being paid for?

    Now we have found somewhere new to move to and of course we've left voicemail and 2 emails requesting a Landlord Reference.....as expected...No response from Executive Property Management....J.O.K.E.

    There are some good ones, some bad. Unfortunately unlike other service providers you're locked into a contract. Unlike nearly anything you can't use them the once and discover they're crap and go looking for someone else.

    Just so you know for future reference, if the management company is the landlords nominated agent, then any failure on their part to provide adequate maintenance and service can be grounds for breaking a lease.

    I wouldn't wait next time until you're about to leave the property to start looking down that avenue. :)
