2003 Santa Fe Central locking

OK the problem here is the wifes 2003 Santa fe.

Periodically when she locks it (either fob or with the key) a loud grinding noise comes from the boot area and the doors do not lock. The grinding noise continues for a few minutes and then stops. leaving the car unlocked.

A few years a go we had this problem and the 'actuator' (if this is correct) was replaced in the boot. I can't say if this fixed the issue or not for a while but the grinding noise dissappeared for a couple of months and then came back.

It only happens maybe once a month, but i'd love to fix it once and for all.
    Any ideas?

I don't mind getting dirty and have done some DIY work on cars before (not engines though) - I leave that to the pros ;)

And thanks in advance for any help given.
