cost to renovate a 70s 4 bed

    Any idea what a ball park figure would be to renovate a 70s 4 bed house, approx 126 m2.

    Everything needs to be done. New kitchen fitted. New family upstairs bathroom, new downstairs wc. 4 bedrooms need walls re plastered, ceilings re done, flooring.

    Large living rooms needs the same.

    Would like to knock wall between kitchen/diner and again new floors / walls / ceilings needed as well as new kitchen. Would not be going to a very high spec kitchen units, would be happy with e.g. modern IKEA one.

    New staircase needed.

    All windows are new, bar one which needs replacing.

    New internal doors, and fittings like skirting etc needed.

    Basically the structure is sound, but the interior is a dump, lol !

    If the budget allowed would love to extend dinning room a small bit too.

    Is €60K manageable does anyone think or is that laughable? Am pretty clueless, and wouldn't have experience to help out / take any work on ourselves etc.

    Hi - I'm in the middle of getting everything that you've mentioned done..and more. I've a price with a builder so I don't know exactly what everything costs but the following are 100% accurate.

    Entire house walls & ceilings (168m2) skimmed - labour was 3,050.

    There are 15 doors - architrave and skirting supply was 650, this was pre-primed 4" and 6" chamfered stuff.

    New stairs - pine/softwood steps/posts/spindles with oak handrail - 810 supply. (the supplier features on lots of Room To Improves!!)

    We're getting a handmade 5m kitchen with 2m island for approx 6,000 - does not include worktop.

    yes it was €60k for entire renovation / rewiring / replumbing plus extension. Kitchen and flooring extra. Work is ongoing at the moment.

    IMO get a detailed specification prepared and get at least 3 builders to price make sure that they have insurance and see their work.
