Approximate cost for an extension?

    Hey everyone,
    recently I have been thinking about building an extension onto my house, but have no idea about any of the costs that will have to be paid.

    So my question is how much approximately would it cost to build the following extension?

    I live in a three bedroom detached bungalow with a shed out the back. The shed would have to be knocked away in order to allow a two bedroom extension on to the back of the house. These rooms would not be too big; they would be about normal size.

    Also, I live in in a suburb just on the edge of Cork City and I am wondering how hard planning permission would be to obtain. Note that the extension would not be visible from the road by my house ( I'm not sure if that would make a difference).

    Finally, would there be any chance of getting permission for my attic to be raised to allow for an extra bedroom or two? Note that every house on my street is a bungalow.

    P.S. I do not rent my home (it's mortgaged).

    Like always the cost will depend on the size and finish of your extension.

    You dont need planning permision for an extension to the rear <40m2

    Anything that changes the streetscape (ie view from the road) irrespective of size requires planning

    Raising the ridge line of your roof on a road of bungalows will be very difficult. You should look at building out the back of the roof as an alterative.

    Cost of builds vary greatly and can ranage from €80-120 ft2 depending on finish, size, fitout
