Trying to end a rental contract?

I currently have a contract with just over 2 years left on that i want to get out of. The rent is circa 25k per annum what would be a reasonable amount to pay the landlord to cancel the contract?

Yeah tried him not the most helpful i have to say. Gonna meet landlord tomorrow and just kinds wanted a ball park figure in mind
