Building Stages - what's next

    Just wondering what way things will go from here.
    Floor insulation went down in the last few days. Underfloor heating pipes are going down tomorrow for a few days. Floors will be poured next week.
    I understand the house then needs to be left 2/3 for floors to dry out and is then slabbed. Once the slabs are plastered, it has to sit another few weeks to dry out.

    I'm just wondering what happens then?
    Do we start getting the tiler in and carpenter to lay floors or what other work has to be done? I understand the second fixing is done around then also.

    Just wondering if we're aiming to be in the house by June/July are we being unrealistic.

    I've checked the website www.iaosb.com but it isn't very clear after second fixing.

    Probably get tiler to tile into walls then get chippy to put on skirting on top of tile....if tiling through rooms he can hang doors after tiling is complete.
    Second fix electrical work can also take place.
    If you plan on tiling make sure to protect them well to stop them getting marked/chipped when other people are going to be walking over them.

    Why do you say that? I was told the opposite. That it was better to have the floors in first.

    Walls were scratchcoated by plasterers already.

    May also be worth considering a coat of paint, but try to allow as much time as you can for the house to dry naturally, rather than dehumidifiers, open windows etc, much easier to do with no masking of floors sockets etc, you could even put on your finish coats at this stage.......

    at that stage myself.


    Yes, I would slab and plaster first. Skimming or plastering will leave you with a bigger clean up job if your finished floor is in
    Assuming it is a self build and allowing for timing for a self builder. I would have the following timing.

    3 Months for screed to dry naturally. During that time you will have allowed plastering to dry.
    Under coated the whole house (1 week) and complete second fixings complete (1 week). Cert of completion to be sent into the esb and connection applied for (10 daysfor striaght forward connection)
    Second fix of plumbing completed (heating only) Allow the house to dry out and test for leakages before tiling. (1-2 weeks)
    Tiling of wetted areas could also completed. 1-2weeks
    Apply Second coat the house and start carpentry door frames (2 weeks for second/3rd coats of paint). Tiling around open areas and doors can be completed after architraves are in. (5 days)
    Flooring and doors and arctitraves to go in. 2- 3 weeks.
    Kitchen and stairs to go in.
    Final fixings and furnishing.

    Talking all into account I would say 5-6 months for a 3000 sq ft house. Bear in mind if you areusing a contractor that the finishing is up to you and this is where it slows down. So its all about planning and keeping things moving on.

    It is self build. As for the flooring/slabbing situation, floor insulation is down and underfloor pipe laying started yesterday so I'll have to stick with doing the flooring first now and do the extra bit of cleaning.

    I was recommended that if I do the flooring first, I can use humidifiers to dry it out but that humidifers cannot be used for the skimmed walls as those will crack.

    I was planning to get the screed poured early next week and then started the slabbing in about three weeks in early/mid March. Would that have allowed enough time for the screed to dry? 3 months sounds very long.

    You should be able to walk on your screed after a few days. Why not then plaster.
