Looking for Business Retail Premises in Cork

    hows everyone? I am looking for a retail unit in cork in a good location. My problem is I dont have the 3 months rent upfront auctioneers are looking for. Is there anyone that has a unit and is sick of it being idle and is willing to give a unit free until i have it kitted out which would be 4-6 weeks at most and the remainder on a month by month basis once i have begun trading... looking for somewhere in a good location, at least 2000 sq foot.. with existing lighting.. and electric connected up.. awaiting your responses...

    Hi Torres 123, I know that Harvey Norman got 2 years free rent off O Flynn construction in Little Island, it might be no harm to ring them and explain your situation and business etc. You will definitely be able to negotiate with them because he is invloved with NAMA in a big way. They also have properties(idle) in Ballincollig, Elysian tower(city)

    On the negative side, a landlord will want to know that you have a sound business plan and that you won't simply open for a few months and then close down. By being unable to raise the first three months rent, this would raise questions with all landlords.

    On the positive side, find a retail unit you want (location location location - don't settle for second best locations), do up a business plan and present it to the landlord. If the landlord thinks the concept will work, he/she will be more accomodating.

    Another option is to take a trading area within a store - this could work with an independent trader with plenty of space.

    Really very much depends upon the location of where you want to rent.
    Plenty landlords giving out 1 or 2 years rent free, but will want the following:

    A) A 35 year lease signed up (With upwards rent reviews)
    B) A personal guarantee if your business is a Ltd Company.
    C) A Viable business plan

    Have you done a cash flow forecast for this business yet?
    You need cash reserves if your starting out. Opening a 2000 square foot retail business in a city will require a lot of investment. Talk to your bank.
